Lodging Policies


Welcome to Nicura Ranch. To ensure a comfortable, safe, and relaxing experience for all guests, please review the following policies before your stay.


Rates & Occupancy

Room rates are charged per suite, per night and include:

  • Access to all property amenities
  • Fishing privileges
  • Patio and dock access
  • Morning muffins
  • Complimentary evening bourbon (for guests 21+)

Rates cannot be adjusted for amenities, activities, or services not used during a stay.


Maximum occupancy per suite:

  • Rose Suite: 4 guests
  • Sunflower Suite: 4 guests
  • Lavender Suite: 2 guests
  • Palomino Suite: 4 guests
  • Thoroughbred Suite: 4 guests

Reservations arriving with additional guests will incur a $50 per person fee. Pets do not count toward occupancy limits. Reservations exceeding maximum occupancy may be canceled without refund.


Pet Policy

We proudly welcome pets.

  • Pets always stay free (they are our best guests!).
  • Your dog will encounter dogs and other animals, therefore aggressive or unsocialized animals are not permitted.
  • Dogs ARE permitted off-leash
  • Guests are responsible for their pets' behavior and safety.
  • Dogs may be left alone in the Rose, Sunflower and Lavender Suites. We are happy to give them a complimentary walk if you will be out longer than 4 hours.

Farm Animal Safety

Guests are welcome to enjoy interactions with our ranch animals.

For the safety of both guests and animals:

  • Do not enter stalls, coops, or animal enclosures without staff permission.
  • Do not open or close stall doors.
  • Do not feed animals in the fields.
  • Always exercise caution/common sense when interacting with horses.

Under Kentucky Law, a farm animal professional(Nicura Ranch) does not have the duty to eliminate all risks of injury in participation of activities. There are inherent risks of injury that you voluntarily accept if you participate in farm animal activities (this includes participation in horse grooming and the ability to be in close proximity to the horses in the pastures, stalls or barn area). KRS. 247.4027


Credit Card Authorization

A valid credit card is required for all reservations.

On the day of arrival, a $50 authorization hold will be placed on the card on file. This hold may be used for:

  • Purchases made during your stay
  • Damages
  • Excessive cleaning
  • Incidentals

Unused holds will be released following checkout.


Reservation & Cancellation Policy

Nicura Ranch is an exclusive inn and working farm located in Berea, Kentucky.

  • Cancellations made within 30 days of arrival are eligible for a reservation credit equal to the value of the stay.
  • Cancellation requests must be submitted by email.
  • Early departures and late arrivals are not eligible for refunds or credits.
  • No rain checks will be issued.
  • Rates and policies may change during holidays, special events, or high-demand periods.

If Travel Protection was purchased with your reservation, please submit the required documentation directly through the protection provider for reimbursement consideration.


Check-In & Check-Out

  • Check-in: 3:00 PM or later
  • Check-out: 11:00 AM

Late check-outs are not permitted.

To ensure sufficient time for cleaning and preparation, guests must vacate their suite by the designated check-out time. Door access codes will deactivate on the day of departure.

Please note that public restrooms are not available on the property.



Children & Family Policy

To preserve the peaceful atmosphere of the ranch:

  • All guests must be at least 10 years old. We occasionally make an exception to this, but guests must contact us prior to making a reservation.
  • Reservations arriving with children under 10 years of age (without approval) will be asked to leave without refund or credit.
  • Children must always be in the presence of their parent/guardian.

Hayloft Rules

Guests using the Hayloft facilities must follow all posted guidelines.

For safety:

  • Running is prohibited.
  • Sitting, leaning, or climbing on railings is prohibited.
  • Provided slippers must be worn throughout the Hayloft, except within the Fitness Center.

Alcohol Policy

A selection of alcoholic beverages is available for purchase during your stay.

  • Guests must be 21 years of age or older to purchase or consume alcohol.
  • An evening glass of bourbon is included in your stay and available for guests age 21 and older.

Management reserves the right to restrict intoxicated guests from accessing common areas, animal facilities, or other property amenities.


Outdoor Safety

As a working farm and outdoor destination, guests may encounter:

  • Uneven or rocky terrain
  • Mud, divots, and natural obstacles
  • Wildlife, including snakes and small animals
  • Seasonal insects and flies

Appropriate footwear is strongly recommended when exploring fields, trails, pastures, and outdoor areas. We offer complimentary mud boots for guests to borrow.


Smoking Policy

Nicura Ranch is a completely non-smoking property.

Smoking, vaping, and marijuana use are prohibited throughout the property, including:

  • Guest suites
  • Common areas
  • Outdoor spaces
  • Trails, fields, and grounds

Evidence of smoking will result in a minimum cleaning and remediation fee of $300.
